ADU Service Areas in Santa Monica and West Los Angeles
We build ADUs across Santa Monica's six residential neighborhoods and in four Los Angeles neighborhoods along its borders. The city line decides which code and which permit office your project answers to.

North of Montana, Wilshire Montana, Mid-City, Pico, Ocean Park and Sunset Park all sit inside Santa Monica city limits. ADUs there go through the city's Community Development Department, with City Planning applying the ADU standards and Building and Safety running plan check. The rules come from Municipal Code Section 9.31.025, and approval is ministerial.
Within the city, the differences between neighborhoods come from the land and the buildings. North of Montana has the largest lots. Ocean Park has narrow early-1900s parcels and Coastal Zone questions. Sunset Park has small 1940s homes. Pico and Mid-City have many apartment buildings and rent-controlled tenants. Wilshire Montana mixes bungalows, duplexes and condos.

ADUs in the Los Angeles Neighborhoods We Cover
Santa Monica Canyon, Venice, Mar Vista and Sawtelle all belong to the City of Los Angeles. ADUs there are permitted by LADBS under LA's ADU ordinance, and utilities come from LADWP rather than the city of Santa Monica and SCE.
The canyon trips people up the most. It has a Santa Monica 90402 ZIP code, but Adelaide Drive marks the city boundary, and parcels below it are in Los Angeles. Venice adds coastal and specific plan rules. Mar Vista includes a historic preservation overlay zone in the Mar Vista Tract. Sawtelle has many apartment lots suited to multifamily ADUs.

- Venice: Coastal Zone and specific plan
- Mar Vista: postwar lots and one HPOZ
- Sawtelle: apartment lots and older houses
How We Confirm the ADU Rules for Your Address
ZIP codes and mailing addresses are not reliable guides to jurisdiction on the Westside. Before we design, we look up the parcel in the correct city's zoning records to confirm which city it is in, its zone, and any overlays such as the Coastal Zone, hillside or fire hazard mapping, or historic status.
That lookup decides which ADU code applies, who reviews the plans, which utility serves the property, and whether extra approvals are needed. Getting it right at the start avoids redrawing plans later.
ADU Types Common Across Our Santa Monica Service Area
Garage conversions are common everywhere we work, because so many Westside lots have an old garage at the rear. Detached cottages are most common where lots are larger, such as North of Montana and parts of Mar Vista. Two-story units over garages suit the tight lots of Ocean Park and Venice. Multifamily ADUs fit the apartment-heavy blocks of Pico, Mid-City and Sawtelle.
Junior ADUs work in any single-family house with a spare room or attached garage. Whichever city has the parcel, the same state baseline holds. New units can sit four feet from side and rear lines, a complete application must be decided within 60 days, and no one can make you live on site.

FAQs
ADU Service Area FAQ for the Westside
My mail says Santa Monica. Does that mean the city permits my ADU?
Check the parcel's city, not the ZIP code or mailing address. Santa Monica Canyon has a 90402 ZIP but is in Los Angeles. We confirm jurisdiction for every address before design.
Are ADU rules different in Venice than in Santa Monica?
Yes. Venice follows LA's ADU ordinance, the Coastal Zone rules and the Venice specific plan, with permits from LADBS. Santa Monica's local standards, such as its 24-foot detached height, do not apply there.
Do you work outside these ten neighborhoods?
Our focus is Santa Monica and the four LA neighborhoods on its borders. If your property is nearby, describe it in the form and we will tell you whether we can help.
Which neighborhood has the most room for an ADU?
North of Montana, with its 7,500 square foot lots, usually has the most space. Mar Vista's postwar lots are also often roomy. Narrow lots in Ocean Park and Venice tend to favor conversions and two-story units.
