Prefab and Modular ADUs Installed in Santa Monica
Modules or panels come off a truck from the factory, ready to set. In Santa Monica, though, the site work, crane day and city inspections decide how smoothly a prefab project goes.
What Prefab Means for a Santa Monica ADU
Factory-built units come in two broad forms: finished modules that arrive mostly complete, and panelized kits put together on the lot. In both cases the plant builds walls, floor and roof, and often cabinets, fixtures and finishes. What the factory cannot do is pour your foundation, run your sewer line, upgrade your panel or get the unit across a Santa Monica side yard.
That part is our job. We prepare the lot, coordinate delivery and the crane, set the unit on its foundation, connect utilities and work through the city's inspections. We do not sell or recommend specific manufacturers. We help you understand what your lot needs so you can compare options on even terms.

Getting a Factory-Built ADU Onto the Lot
Delivery is the step owners underestimate. Modules arrive on a truck and are lifted by crane over the house, the garage or the alley fence. Overhead power lines, street trees, narrow alleys and parked cars all affect whether the crane can reach the set location. Some lots simply cannot take a full module and are better suited to a panelized system that is carried in piece by piece.
Santa Monica's alleys help here. A lot with alley access often lets the crane set up behind the property instead of on a residential street. Crane work in the public right-of-way may need separate city approval and traffic control, which we arrange with the delivery date.

- Overhead lines and street trees
- Alley width and turning room
- Right-of-way approvals for crane day
- Panelized option for tight lots
Foundations and Utilities for a Prefab ADU
The foundation is built on site before delivery, and it must match the unit's specifications exactly. Most Santa Monica lots are flat, which keeps grading light, but soils still need to be understood, and some parcels near the beach have sandy soils that affect footing design. A soils report may be required.
Utilities are the other site-built piece. Water and sewer connect to the city's systems, and power comes through Southern California Edison. The trenches, the sewer lateral and any panel upgrade are done before or right after the set. Getting these finished on schedule is what lets a prefab unit be occupied soon after it arrives.

Permits for Prefab ADUs in Santa Monica
A prefab ADU follows the same ministerial building permit path as any other unit, and it must meet the same setbacks, height and size limits. Factory-built units carry state approval for the work done in the factory, while the city reviews and inspects the foundation, site plan and utility connections.
The city's Preapproved ADU Program is a separate thing: those are standard plans for site-built units. Some owners compare a preapproved plan with a prefab option side by side. We walk through both, including how each handles the lot's specific foundation and utility needs.
Prefab ADUs in Mid-City, Sunset Park and Mar Vista
Mid-City and Sunset Park have many flat, rectangular lots with alley access, which suit modular delivery. In Mar Vista, across the line in Los Angeles, lots built out in the 1950s and later are also mostly flat, but permits come from LADBS and the city of LA has its own process for factory-built units.
Prefab is not always cheaper. The factory price is only one line of the budget. Transport, crane, foundation, utilities, permits and finish work after the set can add up to a large share of the total. We price the site side clearly so you can see the whole picture.
Why Santa Monica Owners Choose Prefab ADUs
Shorter On-Site Prefab Construction Time
Because the plant works on the modules at the same time our crew pours footings, the time crews spend on your lot can be shorter. That means fewer weeks of noise and trucks for you and the neighbors.
A Known ADU Floor Plan and Finish List
Prefab models come with set layouts and finish packages. Owners who want to see the finished unit before committing often prefer that over drawing from a blank sheet.
Factory Quality Control for ADU Walls and Roof
Walls, floors and roofs built indoors are protected from weather during construction. Inspections of the factory work happen under state oversight before the unit ships.
Alley Delivery on Many Santa Monica Lots
Alley access, common across the city, can make crane placement easier than on lots in hillside cities. We check the alley before you commit to a model.

FAQs
Prefab ADU Questions in Santa Monica
Is a prefab ADU faster to build in Santa Monica?
The on-site portion is often shorter, but design, permits and site work take about as long as for a site-built unit. The real saving comes from overlap: the plant builds the unit during the weeks we pour footings on your lot.
Can a crane reach my backyard?
It depends on overhead lines, trees, alley width and how far the set location is from where the crane can park. We check reach during the site review. Lots that cannot take a module may still work with a panelized system.
Does a prefab ADU need a permit in Santa Monica?
Yes. It needs the same building permit as any ADU. The city reviews the site plan, foundation and utility connections, while the factory work carries state approval.
Can I use a prefab ADU as a two-story unit?
Some modular systems stack to two stories, and Santa Monica allows detached ADUs up to two stories or 24 feet. Stacked modules need a heavier crane and more careful foundation design.
