Mar Vista ADUs
ADU Builder in Mar Vista, Los Angeles
Mar Vista joined Los Angeles in 1927 and filled in mostly between the 1950s and the 1970s. Its postwar houses on flat, regular lots make it one of the more straightforward Westside neighborhoods for a backyard unit.
Mar Vista's Postwar Lots and the Room They Leave
Most Mar Vista houses date from the decades after World War II: single-story ranch and mid-century homes with attached or detached garages and real backyards. Compared with the narrow beach lots in Venice or Ocean Park, many Mar Vista parcels have the width and depth to fit a detached ADU behind the house without crowding.
That makes the neighborhood a good fit for the classic backyard cottage. A one- or two-bedroom unit at the rear, with its own entry along the side yard or from an alley where one exists, is the most common request we hear. Garage conversions and junior units fill in where the yard is smaller or the budget tighter.

Mar Vista ADUs Under the City of Los Angeles
Every Mar Vista ADU goes through LADBS, the Los Angeles building department, and is drawn to LA's version of the ADU rules. State ADU law applies here as it does everywhere: four-foot side and rear setbacks for new units, a 60-day clock for a complete application, and no owner occupancy requirement.
Los Angeles runs a standard plan program with preapproved ADU designs. Mar Vista's flat lots are often a good match for those plans, which can save design time. We compare a standard plan with a custom design so you can see which fits your lot and goals.

The Gregory Ain Mar Vista Tract HPOZ
One corner of Mar Vista carries a special status. The Mar Vista Tract, a group of modernist houses designed by Gregory Ain in the late 1940s, is a Historic Preservation Overlay Zone. Properties inside an HPOZ can face additional review for exterior work visible from the street.
If your house is in the tract, we check how the overlay applies to an ADU before design. A rear unit hidden from the street, or a conversion inside the existing structure, may face fewer issues than an addition to the front of the house. Outside the HPOZ, Mar Vista homes follow the standard LA ADU rules.

Utilities and Site Work in Mar Vista
Mar Vista is served by LADWP for water and electricity and by the City of Los Angeles for sewer. Postwar houses often have panels that were adequate for one household but not two. A service upgrade or a separate meter for the ADU means working with LADWP, which has its own process and timeline.
Flat lots keep grading light, and foundations are usually standard slab or raised floor. Sewer laterals and trench routes depend on where the main runs and whether the unit sits near an alley or the street. We check all of this on the first site visit.
Mar Vista ADU Costs and Rental Potential
The usual drivers apply: new construction versus conversion, distance to utilities, panel upgrades, size and finishes. A compact one-bedroom kept under 750 square feet also avoids impact fees entirely.
Mar Vista's location between Santa Monica, Culver City and the rest of the Westside makes long-term rentals a common goal. Owners also build for family. Either way, the unit can be rented for terms longer than 30 days, and no owner occupancy is required.
ADU Options for Mar Vista Lots
Detached Backyard ADU in Mar Vista
Wider postwar lots fit a one- or two-bedroom cottage at the rear, leaving a yard for the main house and a private entry for the unit.
Mar Vista Garage Conversion
Detached and attached garages become studios or one-bedrooms. No replacement parking is required under state law for a converted garage.
LA Standard Plan ADU
Flat Mar Vista lots often suit Los Angeles's preapproved ADU plans, saving design time when the plan fits the site.
Junior ADU in a Ranch House
A bedroom wing or attached garage in a single-story home becomes a JADU of up to 500 square feet with its own entry.

FAQs
Mar Vista ADU FAQ: Permits, HPOZ and Parking
Which agency reviews a Mar Vista ADU?
LADBS handles them. Mar Vista became part of Los Angeles in 1927, so an ADU here is reviewed against the LA municipal code, and Santa Monica's rules play no part.
Is my Mar Vista home in an HPOZ?
Only homes in the Gregory Ain Mar Vista Tract fall within that Historic Preservation Overlay Zone. We check your parcel's overlays before design.
Does Los Angeles offer standard ADU plans for Mar Vista lots?
Yes. Los Angeles runs a standard plan program. Mar Vista's flat lots often suit those plans, though you still need a site plan and utility design for your lot.
Will LA make me add a parking space for the unit?
Often not. State law removes ADU parking requirements near public transit and for conversions, and garage parking lost to an ADU need not be replaced. We check your lot's situation.
