Below-grade ADU work
ADU Foundations, Utilities and Site Work in Santa Monica
What happens underground decides a lot about an ADU's cost and schedule. On Santa Monica lots that means foundations on flat or sandy ground, utility runs to an alley or street, and electrical service sized for a second home.
ADU Foundations on Santa Monica Soils
Most of the city sits on flat ground, so grading for an ADU is usually light. That does not make every foundation simple. Soils vary across the city, and lots closer to the beach, including many in Ocean Park, can have sandy ground that needs deeper or wider footings. A soils report may be required, and when it is, the engineer's recommendations set the foundation design.
For a garage conversion, the existing slab is the starting point. Many older garages have no real footing under the walls. We often add footings along the perimeter or replace the slab entirely. For new units, we pour slab-on-grade or a raised floor depending on the design, drainage and how the floor level needs to meet the yard.

Sewer and Water Laterals for a Santa Monica ADU
An ADU needs a sewer connection, and on many Santa Monica blocks the main runs in the alley rather than the street. A backyard unit near the alley can connect with a short lateral. A unit far from the main, or on a lot where the main is in the street, may need a long trench past the house or a pump if the elevation does not allow gravity flow.
Water comes from the city's water utility. Many ADUs branch off the main house's service, but a larger unit or one with its own meter may need a new service line. Pipe sizing, pressure and the age of the existing line all factor in. We check these during design so the estimate matches the pipes and soil that are actually there.
- Sewer lateral to alley or street main
- Water service from the main house or new meter
- Gas line or all-electric design
- Trenching around trees and hardscape
- Storm drainage away from foundations
ADU Electrical Service Upgrades in Santa Monica
Edison (SCE) is the electric utility for Santa Monica. Older houses often have a 100-amp panel or smaller, which cannot support a second kitchen, a heat pump and a water heater on top of the main house's load. The fix may be a new main panel, a subpanel for the ADU, or a new service from the utility.
If you want separate billing, the ADU can get its own meter, which requires coordination with SCE and can take time on their side. In the Los Angeles neighborhoods next door, the Los Angeles Department of Water and Power provides electricity and water instead, with its own service rules.

Fire Sprinklers and Fire Access
Whether a Santa Monica ADU needs fire sprinklers depends on the main house and the current code. When required, the sprinkler system usually needs a dedicated water line or a larger meter, which affects the water service work. We confirm the requirement early so the utility design accounts for it.
Fire access matters too. Units at the back of a deep lot, or behind a building on a multifamily parcel, need a clear path for firefighters. In Santa Monica Canyon, which is in Los Angeles and has hillside and fire-zone mapping, access and fire rules play an even bigger role.
Site Work Cost Drivers for Santa Monica ADUs
Distance is the biggest variable. A unit next to the alley with the sewer main a few feet away costs far less to connect than one fifty feet from the street with a driveway and trees in between. Panel upgrades, new services and soils that call for engineered footings add to the total.
Access also counts. A lot with alley access, which is common in Mid-City, lets equipment and concrete trucks reach the work area. A lot with only a narrow side yard may need hand digging, a concrete pump, or a small machine that takes longer. We look at all of this before giving a number.
What Good Site Work Gives a Santa Monica ADU
An ADU Foundation Matched to the Soil
Following the soils report and structural design from the start avoids cracked slabs, settling and costly fixes later. That matters most on sandy ground near the beach.
ADU Utility Runs Planned Before Digging
Knowing where the sewer main, water line and power come from before design keeps the unit in the right spot and keeps surprises out of the trench.
Electrical Service Sized for the ADU
A panel and service sized for both homes avoid tripped breakers and leave room for heat pumps, induction cooktops and EV charging.
Separate ADU Meters When You Want Them
Separate meters let tenants pay their own bills and keep the condominium option open. We coordinate with the utility so meter work fits the schedule.

FAQs
Santa Monica ADU Site Work FAQ
Is a second SCE meter required for the unit?
No, but you can have one. Many ADUs run off a subpanel from the main house. A separate meter from Southern California Edison makes sense if you plan to bill a tenant directly or may sell the unit as a condominium.
How does an ADU connect to the sewer?
Usually you need a new lateral or a branch connection. The cost depends on where the main runs and how far the ADU sits from it. Alley mains often make backyard units easier to connect.
Are fire sprinklers required in a Santa Monica ADU?
That turns on the main house and the current code. If sprinklers are required, the water service may need to be larger. We confirm this during design.
Can you build an ADU foundation in sandy soil near the beach?
Yes. Sandy soils usually call for an engineer's foundation design based on a soils report. Deeper or wider footings are common. The design follows the report's recommendations.
