Mid-City Santa Monica ADUs

ADU Builder in Mid-City, Santa Monica

Mid-City covers most of ZIP 90404, from 14th Street east to Centinela Avenue between Wilshire and Olympic. Its even street grid, mixed housing and alley-served lots make it one of the most practical places in Santa Monica to add a unit.

Why the Mid-City Grid Works for ADUs

Mid-City was laid out on a regular grid, and that pays off when you build. Rectangular lots make setbacks easy to read, rear alleys give access for crews and deliveries, and utility routes are predictable. There are no hillside rules or canyon roads to plan around, and grading is minimal.

Housing here ranges from single-family homes to duplexes and small apartment buildings, often on the same block. That mix means the neighborhood supports almost every ADU type the city allows: detached cottages, garage conversions, junior units and multifamily ADUs. What fits depends on the specific lot and building, not on any neighborhood-wide constraint.

Backyard ADUs Behind Mid-City Houses

On single-family lots, the usual plan is a detached unit near the alley. Santa Monica allows a cottage up to two stories or 24 feet, with four-foot side and rear setbacks, so a one-bedroom can fit even when the yard is not deep. A two-bedroom unit of up to 1,200 square feet works on the larger parcels.

Where an old garage already sits on the alley, owners often weigh converting it against replacing it with a new two-story building. Conversion saves money if the structure is sound. Replacement makes sense when the slab and framing are failing, or when the owner wants more space than the old footprint provides.

  • Garage conversion where the shell is sound
  • Junior ADU inside the main house

ADUs on Mid-City Apartment and Duplex Lots

Many Mid-City lots already have two to a dozen units. State law since 2025 ties the count to what is already there: one new detached unit per existing apartment, never more than eight in total, and on top of that some storage rooms, garages or other non-livable areas can be turned into homes. Carports and parking areas at the rear of older buildings are frequent candidates.

Some of these buildings are rent-controlled. Removing parking that came with a rent-controlled apartment can lead to a rent adjustment, and the city directs owners to the Rent Control Department on that question. Tenants also need safe access during construction, which we plan before the first trench is dug.

Transit, Parking and Mid-City ADU Rentals

Mid-City sits between two of the city's busiest corridors, and the Metro E Line runs near its southern edge. Parking rules for ADUs, though, are the same here as on any Santa Monica block. The new unit brings no parking requirement, and if the old garage becomes the ADU, its spaces simply go away.

The neighborhood's central location and its two large hospitals nearby make long-term rentals a common goal. Rentals must run longer than 30 days, since short-term rentals of ADUs are not allowed. Owner occupancy is not required to build or rent a unit.

Permits and Utilities for Mid-City ADUs

All of Mid-City is inside Santa Monica, so the City's Community Development Department handles permits. ADUs are ministerial, with no design review or public hearing. A complete application gets a decision within 60 days under state law, after a 15-business-day completeness check.

Utilities come from the city's water and sewer systems and from Southern California Edison. Older Mid-City houses often have small electrical panels, so a service upgrade is a common part of the scope. Alley sewer mains, where present, keep lateral runs short for backyard units.

ADU Options for Mid-City Lots

01

Alley-Facing Detached ADU

A cottage at the back of the lot with its door on the alley gives the tenant or family member a separate address and keeps the main yard private.

02

Multifamily ADUs in Mid-City

Apartment lots can add detached units and convert carports or storage, growing the building's rent roll without demolishing anything.

03

Garage Conversion Studio

A sound garage becomes a studio or one-bedroom. The city asks for no substitute parking, so this is often the quickest route to a rentable unit.

04

Prefab ADU Delivered by Alley

Flat, rectangular lots with alley access suit modular delivery, letting a factory-built unit be craned in from behind the property.

FAQs

Mid-City Santa Monica ADU Questions

Do I need parking for an ADU in Mid-City?

No. Santa Monica does not require on-site parking for ADUs, and a garage converted to an ADU does not need replacement spaces.

Does the apartment building on my Mid-City lot qualify for ADUs?

Yes. Think of it as one detached unit allowed for each apartment you already have, with eight as the ceiling, and separate room on top of that to convert unused storage or garage space.

How big can a Mid-City backyard ADU be?

City standards scale the size with the bedroom count. One bedroom or a studio stops at 850 square feet. Add a second bedroom and the limit moves to 1,200. Either can be built as a two-story structure.

Can I build an ADU while tenants live on the property?

Usually, yes. We plan construction around tenants' access to their units, trash and laundry, and schedule utility shutoffs with notice.
